Sociedad de Tasación presented the evolution and outlook of the residential real estate market in the Balearic Islands at CAEB

On 29 October 2025, Prestige Spain Real Estate attended the conference “Situation and Outlook of the Residential Real Estate Market in the Balearic Islands”, organised by the Confederation of Business Associations of the Balearic Islands (CAEB) in collaboration with Sociedad de Tasación. The event brought together institutional representatives and industry experts to analyse current housing market trends across the islands.


The session was opened by CAEB’s Secretary General, Sergio Bertrán, and featured the participation of the Minister for Housing, Territory and Mobility, José Luís Mateo; Marc Pérez-Ribas, General Delegate of Sociedad de Tasación in the Balearic Islands; Leticia Sánchez, Head of Market Intelligence and Strategic Communication; and José Francisco Reynés, Director General of Housing and Architecture.


Prestige Spain at the Real Estate Market Event

Market activity and price evolution

During the event, a detailed analysis of the Spanish residential market was presented, with particular focus on developments in the Balearic Islands. The speakers noted that the sector had maintained high levels of activity in recent years, driven by stable financing conditions and strong demand from both national and international buyers.


However, the latest data suggested a moderation in the pace of property sales following several consecutive periods of sustained growth. Even so, the Balearic Islands remained among the regions with the highest number of transactions, consolidating a dynamic and highly attractive market.


Regarding prices, the islands continued to register some of the highest increases in Spain, due to the combination of strong demand, limited housing availability, and rising construction costs. According to Sociedad de Tasación, price increases of up to 10% were expected by the end of 2025, particularly in areas experiencing greater residential pressure.


Challenges and opportunities in the Balearic market

Among the key challenges highlighted were:

  • Limited availability of developable land

  • The need to accelerate housing production

  • Growing upward pressure on prices

  • The importance of attracting and retaining specialised talent in urban planning and development

Despite these challenges, the stable economic environment and resilience of the labour market continued to support the positive performance of the sector.
